New Construction
New Construction residential projects includes custom single-family homes as well as townhomes and apartment complexes. Our involvement in a new construction residential project starts with the expected construction costs of the project. We will only take on projects with a minimum budgeted construction cost of $160/sf. This ensures us that the client is serious about building a quality home for their family or tenant, and not just a cheap, fast building w/ no regard to design, energy efficiency, or integrity.
Historic Rehabilitation
Our work on historic commercial buildings throughout Texas, allows for us to seamlessly assist clients with preserving or renovating their historic home. Whether its restoring the house to its original character or adding on to a local landmark, we have the experience (and patience!) to guide our clients through the process. This process takes a much more sensitive approach than a normal renovation, requiring an equal balance in preserving historic character and adapting to modern living preferences.
Urban Infill
Urban infill projects can be the most challenging of residential projects due to smaller lots, stricter guidelines, and more difficult construction conditions. We have worked with developers and homeowners alike to achieve successful infill solutions that meet our clients needs, while respecting the surrounding community vernacular. Our approach focusses on program for the house and prioritizing needs of wants in case compromises have to be made due to limited space conditions.
Interior Renovation
Although it is not a primary focus of the firm, we do accept interior renovation projects occasionally. We typically do not take on smaller renovation projects such as one-room remodels. Similar to our new construction work, we only accept interior renovation projects with a minimum construction budget of $175/sf or a $10K fee. Our approach to interior design work carries the same attention to detail and sensitivity as with the rest of our project types.
