Thoughts
The Alamo Plaza Lofts project involved rehabilitating an existing 1935 urban infill, three-story building, into a mixed-use property. When the project began, there was an existing ground floor retail tenant that would remain, but the second floor was completely vacant open space not being used by anyone. The initial plan for the project was to renovate the upstairs space to allow for a commercial tenant to occupy, but strict egress code requirements would heavily impact the ground floor tenant space in a way that was not going to be feasible or ideal. The plan then shifted to residential units instead, allowing for minimal disturbance to the ground floor tenant space. The long narrow space provided a unique opportunity for two loft style dwelling units that each include two-bedrooms, two-bathrooms, and a full kitchen open to a large living and dining space. The rear of the property that faces Losoya Street featured a brick façade that had been painted over and a large ground floor opening that had been boarded up. The paint was carefully stripped off as much as possible, existing wood windows were restored, and a new wood finished storefront system was designed to replace the existing boarded up ground floor opening. A vibrant awning finishes off the façade, which now is more welcoming and a more inviting front entrance for the lofts upstairs. This project also qualified for and successfully went through the historic state and federal tax credit program.
