Thoughts
This charming Karnes City residence has long served as a cherished gathering place, and its recent transformation ensures it will remain the heart of the family for generations to come. To accommodate growing needs and extended family celebrations, the original 1,800-square-foot cottage underwent an extensive evolution that balances modern luxury with its soulful, small-town character.
The centerpiece of the expansion is a sophisticated Primary Bedroom suite addition, tucked privately at the rear of the property. Complementing this is a new sunlit studio and an expansive porch—the perfect vantage point for watching grandchildren play in the yard.
Internally, the home was taken down to the studs to allow for a complete reimagining of the floor plan. By opening up sightlines and improving the flow between rooms, the interior now feels airy and interconnected. While every finish and fixture was modernized, we also prioritized invisible excellence: the home’s thermal envelope was significantly upgraded for superior energy efficiency and comfort. Finished with vibrant new landscaping, the property now stands as a polished architectural anchor for the local neighborhood.
